What Is The Process You Will Under Take With Your Apartment Finder

Step 1: Fill Our Form Out

So you’re probably asking how does apartment locating work? It’s really quite simple! To get started, all you have to do is fill out our “get started” online form. We’ll ask a couple of straightforward questions, such as what is the price range you are considering, where are you looking to move, how soon you are looking to move, and also how many bedrooms and baths you need.

Our expert apartment locators will contact you within 24 hours. Utilizing our advanced, apartment database, your designated apartment finder will email you a listing of apartments, townhomes, condos, or rental properties, that is custom-created to meet your criteria, requirements, expectations, and budget. The list of apartments that your designated apartment hunter will have only apartments that fit what you’re looking for.  We never are going to send you apartments that do not meet the criteria you have sent to us.  The listings will have floor plans, photos of each apartment, and pricing, along with a detailed breakdown of each property.

Step 2: Place Your Apartment Hunters Name On The Apartment Guest Card & Leasing Application – VERY IMPORTANT

Once you receive your apartment listings from us, you will pick the ones that you like the best and go and tour their facilities! Make sure you call ahead to be sure they have time slots available on the date you have available to go in to show you the apartments. We usually suggest trying to schedule as many showings as you can into a Saturday or Sunday, or any day you have a free day so you can see all the favorites that you chose from the list we sent.

When you arrive at each apartment, condo, or rental property most properties will ask you to fill out a guest card.  In some instances, the leasing agent will just ask you the questions off of the card and fill it out for you.  There will be a line on the card asking you “Who Referred You To Us” OR “How Did You Hear About Us”?  It is very important that you write down your apartment locator’s name so that we can get you your rebate check as well as this is how we get paid.  If the leasing agent asks you the questions verbally, make sure to tell them that you were referred by “Smart Apartment Finder” and who your Smart Apartment Finder representative. In some cases, the leasing agent won’t ask you any questions.  Just make sure that you tell them what your apartment locators name is before you leave, and have them notate it so you can get your rebate check, and we obtain our commission to pay you.

When you find your perfect apartment and are filling out your rental agreement, there will be a line in the contract that says “Referred by”. This again is where you will fill out the name of your apartment locator who helped you from Smart Apartment Finder.

As well, it is important that you put your apartment finders name on any documents that you fill out!  We can’t tell you how many times documents get grazed over, and we lose the compensation, and in turn, do not receive your rebate for you from the apartment complex. By doing this, we able to earn our commission but, it’s why our service is ALWAYS free to you, and how the apartment complex submits the rebate check that we then send to you!

If you don’t list us on the guest card AND leasing application, we will not receive credit for your referral and you’ll lose out on your rebate. Please don’t hesitate to ask your apartment finder representative any questions that you may have during the entire process.

Step 3: We Send You Your Rebate Check!

As long as you list your Smart Apartment Finder representative’s name on all documents, including your leasing agreement, and there are no hiccups from the apartment complex, we will then mail your rebate check to you. It often takes sixty to ninety days for the management company to get those over us, but as soon as they do we will have your rebate check in the mail on its way to you. We will inform you regularly about the status of the property check. You can also ask your property manager about this to ensure the check has been sent to us, so we can mail it over to you! Keep in mind, different apartment complexes have different rebate pricing based on a 12+ month lease. We make a commission for the referral, and then send you out your rebate check. Beyond that, all you are responsible to do is sit back, and wait to collect your moolah!
